Are these worth buying in terms of staying real warm on those 10 degree days and for staying dry as well?

Staying dry shouldn't be a problem considering the 10k waterproofing, and the fully taped seams. As far as staying warm in the 10 degree days, it's probably going to require some layering on your part. A pair of underarmor pants, or sweat pants, etc. underneath these and you should be good to go.
