Mike, the wool EMU boots run 1/2-1 size large, but the sheepskin boots tend be more true to size. These will form a bit to your foot, so you may still be able to wear a 1/2 size smaller than your street shoe size. Additionally, Backcountry.com has a lifetime unconditional return policy, so if these boots don't fit you can easily return them for a refund at any point.

Is the Brunswick leather waterproof at all, or even water resistant?

It's not listed as either, but the lower part of the boot is an oiled and lacquered leather-giving it a water resistant treatment right out of the box. If you're going to wear this boot in lots of wet weather I'd suggest treating the sheepskin upper with a bit of suede water spray or something similar. I have a pair of these and they've held up in the snow really really well.
